Get informed:

Ask your banker as soon as possible,
don't wait until you find the property you are looking for!

By consulting your banker before starting your property search, you will be able to determine your exact borrowing capacity. You can then peacefully concentrate on finding the property you want. Your banker knows your finances, how your accounts work, he will answer your questions objectively and concretely:
How much can you borrow? Which loan to choose? What loan insurance should I take out? What bank guarantee? Duration of the loan? For which monthly payments? What are the proposed rates? Notary fees included or not included?..

Get prepared:

Once you know how much you have at your disposal, you can start your research serenely and, most importantly, with pleasure!

For several years now, we have been supporting our clients in their financing requests by putting them in touch with bankers and brokers. Some want us to accompany them to their first appointment, others prefer to go alone so we simply put them in touch, it's up to you!

Get organized:

Together, we found your desired house or apartment, the offer to purchase was accepted by the seller! What happens then? Well, we take care of everything with the chosen notary and organize all necessary elements for signing the sales agreement. You have nothing to do for the moment!

You just signed a sales agreement, congratulations!
The notary gives you an attestation which will be requested by the bank that will finance your acquisition.
We follow the progress of your file with the notary throughout the duration of the sale agreement until the authentic signature!  We never lose contact and are at your entire disposal.

You're coming back on stage! Because now time is running! you have to apply for a loan quickly with several banks, your banker or brokers.
We will suggest a few financing partners, you will be free to use them or not, we will always be there to answer your questions or guide you, whatever your choice.
We advise you to privilege the bank that is listening to you, making you feel comfortable and confident.

Almost three months have passed! Great, you got your loan and you transferred the funds to the notary's escrow account.
The notary has set us an appointment to sign the deed of sale, we are all going together (you, the seller and your real estate agent)...You're about to become a homeowner in France, an important and unforgettable moment!
But just before going to this meeting with the notary, a last visit of the property is necessary, we will take the readings of the electricity and water meters, and we will make sure that everything is fine! Congratulations, you are happy and so are we! Our eyes sparkle, we celebrate this moment!

To know :

  • The purchase of a property in our region with a loan takes on average two and a half months.
  • From the signing of the sales agreement to the signing of the deed of sale: this takes 3 months with a loan and can be reduced to a minimum of six weeks without a loan, subject in both cases to the condition that the notary and the bank have all the necessary elements to finalize the sale.
  • Unlike in some countries, in France, the seller cannot withdraw after the signature of the sales contract unless the suspensive clauses are not respected by the buyer.
  • The duration of the sales process takes generally a maximum of 3 months.
